Will the pandemic cause the real estate market to crash? Early on, that was the general concern among real estate investors everywhere. As we close out 2020, the opposite seems to be the case.
Rent collections have been about as strong as they were before the pandemic. In spite of moratoriums on evictions, most tenants continued to pay their rent on time.
Property values and rents have suffered in high density areas, as many flee to the suburbs. Rents in these lower density markets are strong, and there is upward pressure on property prices.
Some believe the crash is inevitable, and just hasn’t happened yet. Others point out that housing is considerably undersupplied due to lack of building since the great recession.
